Initial Meeting:

We invite you to get to know us on a " first name basis" for all of your real estate needs! This allows you and one of our real estate agents from our team of agents, to get to know one another. Your real estate agent will take the time to explain each step of the home buying process, as well as answer any and all questions that you may have. Our services, fees, and or commissions are more often than not paid by the Seller when we represent you "our client" as a Buyer. Our agents work for you. That means we work around your schedule, and "not ours".

Loan Approval:

As we walk you through each step of the home buying process, the first step in purchasing your new home is to assist you in finding a lender of your choice to get you approved for a loan amount needed for the home you wish to purchase. We will assist you as well as your lender with any questions or concerns that come up, in order to expedite the process. Once we have a "lender letter" from your loan officer giving us an "approval letter", we will have greater negotiating power to write an offer on the purchase of your new home!

Finding Your New Home:

The Search Begins! What separates the Northern Virginia Real Estate Group, from other Agents and brokers is that we actually listen to you and your needs. We don't just show you "our listings", or our "office listings", we show you only the homes that fit your criteria based on location, price, features, and amenities, that you have provided for us. We keep our clients informed of the latest listings, as they come onto the market, should they meet your criteria.

Writing A Contract:

This is where we roll up our sleeves and walk you through each step of the contract prior to submitting it. Here we will write a contract that has your best interests in mind. This not only includes what you are willing to offer as far as price, but also takes into account "your specific needs". We will ensure you understand each section of this lengthy contract and answer any and all questions you may have, prior to submittal.

Negotiating On Your Behalf:

More often then not contracts are not excepted "as is", usually there are issues with the offer regarding, price, contingencies, closing dates, rent backs, repairs, seller subsides, etc. If this happens we will consult with you to decide whether you wish to move forward and continue negotiating till both sides agree, or you wish to not except any counter offers and continue your home search. Either way, we will assist you in negotiating the contract to represent your best interests, or continue to assist you in finding your new home.

Contract Acceptance & Ratification:

This is a big step, but there is still much more to be done. The Sellers have agreed to our terms and conditions and both parties have signed "ratified" the contract. The next step is to ensure that if there are any "contingencies", such as a home inspection, repairs that need to be completed prior to settlement, are completed and to your satisfaction before they are lifted. It is only then that a contract is deemed "free and clear" from any and all contingencies.

Scheduling Inspections:

As we want to ensure that the home you are about to purchase is in good condition we will assist you scheduling any and all inspections that should be done prior to settlement. If one of the contingencies in our contract to purchase the home was a home inspection, you can rest assure that we will be there while the inspection is taking place in order to ensure your best interests. Once we receive the home inspection report, we will review it with you and answer any questions you may have. Other inspections that are often done are radon testing, termite inspection, as well as well and septic.

Settlement Day:

This is the big day we have all been waiting for. This is where all of hard work is paid off! Emotions can run high and the thick stack of papers to sign can be intimidating. As this may be the biggest financial decision you ever make, you can rest assure that we will be there sitting next to you, and are ready to resolve any last minute issues that may arise. Expect to be at the "closing" an hour or so. The settlement attorney will be there to explain each section of the contract. Just keep in mind that under that big mound of paperwork to sign, is a set of KEYS to your New Home!
